Terms
SpecRisk AI is owned and operated by Eph Labs LLC. These Terms apply to your access to and use of SpecRisk AI, including any reports, summaries, suggested RFIs, review items, uploads, and related communications.
SpecRisk AI provides paid, AI-assisted construction document review software and reporting for estimators. The service is provided on an as-available basis during MVP operation.
Users are responsible for ensuring they have permission to upload project documents and for reviewing all output before relying on it in any bid, estimate, contract negotiation, or project decision.
Do not upload documents you are not authorized to share. Users are responsible for confirming they have the right to upload and process all submitted project documents.
AI-assisted decision support only
SpecRisk AI provides AI-assisted document review and decision support only. It is not legal, engineering, insurance, construction, or professional estimating advice. Users are responsible for reviewing all project documents and making final bidding decisions.
Use of SpecRisk AI does not create an attorney-client, engineer-client, insurance adviser, construction consultant, professional estimator, fiduciary, or other professional relationship with Eph Labs LLC.
SpecRisk AI output may be incomplete, incorrect, outdated, or based on limited extracted text. You remain solely responsible for reviewing all original project documents, addenda, agreements, estimates, subcontractor scopes, insurance requirements, and applicable laws or professional requirements.
No warranties
The service is provided "as is" and "as available" without warranties of any kind, whether express, implied, statutory, or otherwise. Eph Labs LLC does not warrant that SpecRisk AI will identify every review item, identify every unusual clause, produce complete or error-free output, meet your project requirements, or be uninterrupted, secure, or available at any particular time.
Limitation of liability
To the fullest extent permitted by applicable law, Eph Labs LLC disclaims all warranties and liability arising from or related to use of SpecRisk AI, including any reliance on AI-generated output, missed or incomplete review items, incomplete analysis, project losses, bid errors, contract disputes, delay damages, insurance issues, lost profits, lost opportunities, or consequential, incidental, indirect, special, exemplary, or punitive damages.
To the fullest extent permitted by applicable law, Eph Labs LLC's total aggregate liability for any claim related to SpecRisk AI will not exceed the amount you paid for the specific review giving rise to the claim, or one hundred dollars, whichever is greater.
Nothing in these Terms is intended to exclude or limit liability that cannot be excluded or limited under applicable law.
User responsibility and indemnity
You are responsible for your uploads, permissions, use of reports, bid decisions, project decisions, and professional review process. You agree to defend, indemnify, and hold harmless Eph Labs LLC from claims, losses, liabilities, damages, costs, and expenses arising from your use of SpecRisk AI, your uploaded documents, your reliance on output, or your violation of these Terms.
Payments
Payments are processed by Stripe through Stripe-hosted Checkout Sessions or Payment Links. Eph Labs LLC does not store full card numbers. If we are unable to process your uploaded document because of a technical issue or system failure, you may request a full refund within 14 days of purchase. Refunds are also available for duplicate charges or billing errors. Once an AI-generated report has been successfully generated and delivered, refunds are generally not available because the digital service has already been performed. Eph Labs reviews all refund requests individually.
The full refund terms are available in the Refund Policy. Digital services begin once document processing starts. Reports are AI-generated, and SpecRisk AI does not guarantee completeness, accuracy, or that every clause or review item will be identified.
Third-party processing
Documents, submission data, generated reports, payments, and related communications may be processed using third-party services including OpenAI, Supabase, Vercel, Stripe, and an email provider if configured. Those providers may process information according to their own terms, privacy policies, security controls, and legal obligations.
Data retention
SpecRisk AI retains submitted information, uploaded documents, generated reports, payment records, and support communications for as long as reasonably needed to provide the service, handle follow-up, maintain business records, comply with legal obligations, resolve disputes, and improve product quality. Deletion requests may be sent to contact@ephlabs.ai, subject to legal, security, backup, and business record requirements.
Governing law
These Terms and any dispute related to SpecRisk AI are governed by the laws of Missouri, United States, without regard to conflict-of-law rules.
Do not upload documents that you are not authorized to share or that require security controls beyond the MVP configuration.
